HOLIDAY RENTAL CONDITIONS
THE tenant agrees –
- Not to alter or add to the property.
- Not to do anything or allow anyone else to do anything
on the property which the tenant may reasonably foresee would increase the
risk of fire.
- Not to do or allow anyone else to do anything on the
property which may be a nuisance to, or cause damage or annoyance to other
occupants of the building.
- To use the Property and Fixtures as a reasonable
tenant would and to replace if necessary any items of the Fixtures,
Furnishings or Effects which have been damaged or destroyed or lost by the
Tenant or a member of the Tenant’s family or a guest of the Tenant or the
Tenants family.
- Not to remove any of the Fixtures or Fittings,
Furniture or Effects from the Property and to leave the Furniture and
Effects as they where at the beginning.
- Not to assign or sublet the property or to part with
it in any other way.
- Not to permit any other persons to stay in the
Property without the prior agreement of the Landlord.
- To use the Property as a private holiday residence
only. This means the Tenant must not carry out any profession, trade or
business at the Property.
- To allow the Landlord or the Landlord’s agents to
enter and view the Property with prospective tenants at reasonable times of
the day if the Landlord has given 24 hours’ notice beforehand.
- To allow the Landlord or the Landlord’s agents to
enter the property without prior notice in the event that any emergency
repairs are needed and in the Tenants absence if necessary.
- To pay for the use of any telephone at the Property
during the tenancy.
- No bicycles, pushchairs, suitcases shoes or any other
items whatsoever to be left or stored in the common entrance halls or
landings.
- All items and possessions are left in the property
entirely at the tenants risk.
- Not to smoke, or permit anyone else to smoke, anywhere
in the property.
- Not to light or permit any one else to light any
candles or any other items having a naked flame in the property or to do
anything which may increase the risk of fire.
- At the end of the Term or earlier if the tenancy comes
to an end more quickly to deliver the Property and the Fixtures, Furniture
and Effects up to the Landlord in the condition they should be in if the
Tenant has performed the Tenants obligations under this Agreement.
- At the end of the Term to fully
clean and leave the property in a
similar condition to when it was first occupied.
- A refundable deposit must be paid by the tenant.
This will be returned at the end of the tenancy, however the cost of any
damage or missing items or cleaning may be deducted from this deposit.
- Rent is due for the full period for
which the property is reserved. No refund will be given for late
arrival or early
departure.
If the Tenant -
- has not paid the rent in advance under the Terms of
this Agreement or
- has broken any of the terms of this Agreement
The Landlord may recover
possession of the Property and the Tenancy will come to an end. Any other
rights or remedies the Landlord may have will remain in force.
